Market Action Index

This number shows how fast homes are selling compared to how many are for sale.

Beverly Hills Market Action Index at 26, slight buyer's advantage, October 2026

The index is at 26, the same as last month. Buyers still have a small advantage. But here is the interesting part. Homes have been selling faster than new ones are coming on the market, and inventory dropped to 208. If this continues, the market can slowly start to shift toward sellers.

Classic Beverly Hills homes are the busiest right now. Seven homes in this group sold or went into escrow, more than any other price range. The top price range, around $30 million, takes the longest, about 7 months on average.

Median Days on Market

Beverly Hills median days on market chart, October 2026

The average home has been listed for 253 days. The median is 165 days, which means half the homes came on the market in the last 5 to 6 months. Luxury homes here need time, and the right price from day one.

What This Means for You

If you are selling, this is a good moment to watch closely. Fewer homes are on the market, and the median price of new listings is over $15 million. Sellers are coming in with confidence. Still, 16% of listings have cut their price, so pricing right from the start matters.

Homes in the City of Beverly Hills, like the Flats and Trousdale, are not subject to the LA Mansion Tax. Homes in Beverly Hills Post Office are.

If you are buying, you still have room to negotiate. But with inventory going down, that window may not stay open forever.
