What Changed Since July
In July, the median list price in Bel Air was about $9.2 million. Today it is almost $10.5 million, an all time high for this ZIP code. Inventory also went down, from 104 homes to 89.
But here is the important part. Price per square foot stayed almost the same, around $1,320. So homes are not suddenly worth more per foot. The homes coming on the market are bigger and newer. The median price of new listings is over $25 million.
Market Action Index
This number shows how fast homes are selling compared to how many are for sale.
The index is at 27, up from 25 last month. Buyers still have a small advantage, but the market is slowly warming up.
Market by Price Range
Segment | Median Price | Sq. Ft. | Lot Size | Beds | Baths | Days on Market |
|---|---|---|---|---|---|---|
Ultra luxury | $45,000,000 | 15,350 | 1 to 2.5 acres | 7 | 11.5 | 252 |
Premium | $14,925,000 | 8,685 | 0.5 to 1 acre | 6 | 7 | 213 |
Classic Bel Air | $6,097,500 | 4,838 | 0.25 to 0.5 acre | 5 | 5 | 105 |
Entry level | $1,794,000 | 2,305 | 6,500 to 8,000 sq ft | 3 | 3 | 108 |
Classic Bel Air homes, around $6 million, are still moving the fastest, in about 3 to 4 months. Estates over $14 million take much longer, 7 to 8 months on average.
Median Days on Market
The average home has been listed for 248 days. The median is 175 days, so half the homes came on the market in the last 6 months or so.
What This Means for You
If you are selling, the top of the market is strong, but 22% of listings have cut their price. Buyers here compare carefully. The right price from day one still matters most.
All of Bel Air is in the City of Los Angeles, so the LA Mansion Tax applies to every sale over the threshold. Plan for it before you set your price.
If you are buying, you still have room to negotiate, especially on homes that have been listed for a while. With fewer homes for sale, the best ones will not wait long.
