Here is what the current market looks like across key price tiers:

Entry Level, Around $2,550,000

Homes in this range are averaging about 105 days on market, which is roughly three and a half months.

Classic Beverly Hills, Around $7,299,000

At this level, the timeline stretches to about 119 days, close to four months.

Premium Homes, Around $14,995,000

These properties are averaging about 133 days on market, just over four months.

Ultra Luxury Estates, Around $28,747,500

At the top end of the market, homes are averaging around 266 days on market, close to nine months. Trophy properties have always taken longer to find the right buyer, and that is especially true in today’s market.

Across every tier, 21 percent of listings have had a price reduction, while only 2 percent have increased in price. That tells us plainly where the market stands. This is a buyer’s market.

For buyers, this creates a real opportunity. You have more room to be selective, more space to negotiate, and more time to find a home that truly fits your life, without the same pressure of a bidding war.
